How to create a Manual CMA
Step 1: Go to CMA Centre and click Get Started on the Create New CMA card
Step 2: The Select Subject Property dialog will open. Click the teal Property Not Found? Create Manually text above the search bar.
Step 3: The Create Manual CMA dialog will open. If you are not sure exactly where the property is, type a nearby address into the Search for a nearby address to center the map bar at the top to move the map to the right area. If you already know where the property is, use the + and - buttons on the left side of the map to zoom in.
Step 4: Click the polygon drawing tool on the left side of the map (the pentagon-shaped icon, third from the top) to start drawing the boundary.
- Click once on the map to place your first point on the boundary
- Continue clicking around the edge of the property to add more points
- Click back on your first point to close the shape
The completed boundary will appear as a light blue shaded area on the map. If you need to start over, click the pink Clear Drawing button in the top-right corner of the map.
Step 5: Click Next in the bottom-right corner of the dialog. The Next button will be inactive until a valid boundary has been drawn.
Step 6: Fill in as much detail as you have available. Required fields (marked with *) are Full Address, Suburb, City, Bedrooms, Bathrooms, Land Size, and Floor Area. Everything else is optional.
Step 7: Once all required fields are filled in, click Create CMA in the bottom-right corner of the dialog.
You will be taken into the CMA Editor and the Select Comparables dialog will open automatically so you can find and add comparable properties to your report.
FAQs
Why can't I find the property using the normal search? Some properties are not in the Relab system yet, for example newly subdivided sections, properties under development, or rural titles with no recent sales history. Manual CMA creation lets you appraise these properties straight away.
How do I fix a boundary I have drawn incorrectly? Click the Clear Drawing button in the top-right corner of the map to remove your current boundary and start again. If you have already moved to the Property Details step, click Back in the bottom-left corner to return to the map.
What if no comparables appear in the Select Comparables dialog? Try widening your search radius using the radius slider on the map, or adjust filters like Bedrooms, Floor area, or Sale date to broaden your results.
